Cottage Lister Terms of Agreement for participating in Cottage Life Rentals

Cottage Life and Cottage Life Rentals are divisions of Quarto Communications, herein referred to as Cottage Life Rentals.

As a Cottage Lister who is listing a property on Cottage Life Rentals, you agree to read and respect the following guidelines:

• You are responsible for conducting your own investigation regarding prospective renters. Any advertising fees paid cover only the cost of the online advertisement and does not include further advice regarding selecting renters. Cottage Life Rentals assumes no responsibility to damages or inconvenience caused by renters found as a result of advertising in this directory.
• You assume all liability for the information in your listing. Cottage Life Rentals assumes no responsibility and in no way warrants the accuracy of the information contained in any of the pages published by its users.
• None of the information contained in any Cottage Life Rentals webpage is confirmed or warranted by any party. We rely on the integrity of the participating Cottage Listers to keep the information accurate and up-to-date.
• Cottage Life Rentals is an advertising service, and at no point do we take any commission for the rental and shall not be considered a rental agent, licensed rental agency, or a property management company.
• You may not place any material on our website that could be considered indecent, offensive, abusive, hateful, libelous, or in any way illegal. Do not use profanities or other inappropriate language. Please be aware that our website users tend to be family-oriented and may include children and/or teenagers.
• We have the right, but not the obligation, to remove or edit any listings that we feel violate our user guidelines or are in anyway inappropriate for our site. We also reserve the right to delete and/or ban users for any reason we see fit, for the protection of our online community in general.
• Information posted on Cottage Life Rentals must be your own. Cottage Life Rentals users are responsible for ensuring that any material provided does not violate, plagiarize, or infringe upon the right of any third party, including copyright, trademark, or proprietary rights.
• By providing content to our site, you have granted Cottage Life Rentals and/or Quarto Communications unrestricted use of the material. We reserve the right to modify, reproduce, and/or distribute material posted to our forums on cottagelife.com, in Cottage Life magazine, at The Cottage Life Shows, or in any promotional material.
• No unpaid advertisements or solicitations may be posted for any reason. Content unrelated to advertising a rental property will be removed without notice.

Maintaining Listing Accuracy

As a Cottage Lister, you agree to keep your listing updated an accurate in terms of amenities offered to renters.

Updating your Availability Calendar regularly maintains the integrity of the entire database of available properties. A cottage listing with some bookings indicates to Renters that it is a desirable property. But if you are open to receiving inquiries about your property for weeks when it is not actually available, then you can leave your calendar as available and deal with inquiries on an individual basis. You may be able to redirect them to another week that is available.

Payments

Account payments are managed through PayPal. Your credit card information is not stored with Cottage Life Rentals.

Under no circumstances you should provide your credit card information to Cottage Life Rentals via email or other forms of open and unsecured communication. Any request to do so must be declined and immediately reported to Cottage Life Rentals by forwarding of the original message together with full header information.

Service Outages

Cottage Life Rentals does not guarantee that the our web site will be available 100% of the time for any reason, including, but not limited to service outages, hosting service outages, site and server maintenance, insolvency or bankruptcy, hacking attempts, war, terrorism, acts of God or negligence. Neither Cottage Life Rentals or its owners can be held liable for any costs beyond the refund policy and at no point shall exceed the annual advertising fee paid by client.

Discounts

Cottage Life Rentals reserves the right to offer promotional discounts on case by case basis to selected customers without notice to all subscribers. Such discounts are offered at the sole discretion of Cottage Life Rentals and do not entitle customers to future discounts.

Membership Cancellation and Unpublishing a Listing

You can cancel a listing by opting not to extend the listing at the time of renewal. You can cancel or deactivate your active listing before expiration date at anytime by contacting us at This e-mail address is being protected from spambots. You need JavaScript enabled to view it . A listing that is unpublished prior to the listing expiration can be republished at your option at no additional cost. Unpublishing or suspending of the listing does not extend the expiry and renewal date on the listing, nor does it entitle you to a refund.

Guarantee

As with any from of advertising, Cottage Life Rentals makes no guarantees as to the number of inquiries an average listing will receive. Any email inquiries you receive will be from Cottage Life Rentals initially, and replies will go back to the original person making the inquiry. This opens up two-way communication between the Cottage Lister and the prospective Renter. It also indicates that the lead was generated from your listing on Cottage Life Rentals.
